Our terms and conditions

Booking is simple and easy with Florida Independent Villas.

The following conditions apply to all bookings made with us:

Please complete the online booking form. You can then choose to use our secure automated credit card payment facility or you can print the form and send it to us by post, enclosing a cheque, made payable to Florida Independent Villas, for the 10% deposit.

Either way the 10% deposit will secure your dream holiday villa and Florida Independent Villas will confirm your booking.

The balance of the money is due 3 weeks before your visit, but don't worry, we will contact you in good time.

Our cancellation policy is of course subject to personal circumstances, i.e. medical emergencies will be taken into account. However, travel insurance against cancellation is highly recommended.

If the holiday is cancelled 6 weeks prior to your arrival date then Florida Independent Villas will return your full deposit.

If you cancel your holiday between 3 weeks, when full payment is required and 6 weeks prior to your arrival then the deposit will be required.

After full payment is made, 3 weeks prior to your arrival date, the following will apply:

2 to 3 weeks prior to the holiday the cancellation fee will be 25% of the total fee. 1 to 2 weeks prior to the holiday the cancellation fee will be 50% of the total fee. Within 1 week the full amount will be required.

A security deposit of $300 payable via Credit Card or cheque, prior to arrival against any damage to the property is required. Refund of the $300 will be made within 10 working days of the end of your holiday.

A Cleaning Fee is payable if the total number of nights in the Villa is 6 or less. This will be charged at $125.00. For stays of 7 nights and over there is no cleaning fee payable.

Seasons:
Florida Independent Villas operates two holiday seasons for booking purposes. High + Low seasons. To view the dates associated with the 2009 / 10 seasons please click HERE

Complaints: We hope that you will really enjoy your villa holiday in Florida with us. However in the unlikely event that you have a problem during your holiday we would ask that you contact the office as soon as practical in Florida so that we can address the problem. However, if that were not feasible then we would ask that within a reasonable period of your return home (we would suggest 28 days) you contact either our UK or US offices in writing. We will do our utmost on receipt of your letter to investigate and respond.

Force Majeure: Refunds and compensation payments are not liable in circumstances beyond our control or our owners’ control. This includes but is not limited to changes due to war, threat of war, acts of terrorism, civil strife, strikes, natural disaster, fire, adverse weather or other acts of God.
